At Propertyscope, we know how exciting a new build can be—but it’s just as important to have a qualified building inspector review the construction process to ensure everything is built correctly and according to plan. The last thing you want is to move in only to discover major issues that could have been addressed earlier.
Pre-purchase Building and Pest Inspections are usually undertaken when:
You have made a conditional offer to purchase and that offer has been accepted
You are interested in a property and undertaking a due diligence process to better understand its market value or sale price
We take attention to detail seriously, conducting inspections before key building elements are concealed. Our staged inspections ensure your new home is built to a high standard, identifying any defects early in the process.
Pre-Slab
Before the slab is poured, we inspect formwork, reinforcement, set-downs, service penetrations, termite barriers, boxing, and more. This ensures workmanship is acceptable and that everything is configured as documented.
Frame Stage
At this stage, we check the quality of materials and workmanship used by the builder and trades. We also verify that the framework layout, slab services, and wet area set-downs align with the approved plans.
Lock up Stage
Once the building is water-tight and secure, we inspect windows, doors, masonry/cladding, and internal rough-in services to ensure they meet quality standards and are in accordance with approved plans.
📌 Report & Photos: A detailed report with photos of any areas needing attention will be emailed to you.
Fixing Stage
Before painting, we check internal linings, cornices, skirting, architraves, doors, and door jambs to identify any poor workmanship before surface coatings are applied.
Pre-SlabHandover/Completion (Defects)
This is a comprehensive review of all completed and incomplete building elements. Any major or minor defects are marked with removable blue painter’s tape to highlight issues without leaving residue.
Builders Warranty (Defects Liability Period)
After completion, we assess all building elements for defects such as cracks in internal linings, ground movement issues, and other minor concerns that may have emerged post-construction.

Propertyscope inspectors are qualified, experienced and registered builders and timber pest inspectors. We do not engage with trade-qualified inspectors as they are only trained in singular trades. Our inspectors are qualified builders and are experienced across all trades, providing comprehensive knowledge and peace of mind!
